How Often Is Testing Needed?
All electrical installations can deteriorate over time due to factors such as wear and tear, corrosion, and excessive electrical loading which can lead to the risk of electric shock and even electrical fires. With this in mind it is recommended that EICRs are completed at least once every 10 years for homeowners, and every 5 years for most businesses.
For Landlords, since 2015 all privately rented properties in Scotland must have these fixed wire testing reports carried out at least every five years.
It is also key to have routine checks to ensure that everything remains in safe working order. Domestic sector properties should have an annual check-up and commercial property should have an inspection every 3-6 months depending on the sector and industry. EICRs & Fixed Wire Testing Services With AC Gold

Replacing the tests that were known as the Periodic Inspection Report, or PIR, an EICR is a much easier to understand system for the customer. It involves fixed wire testing of existing electrical installations and a report detailing any necessary electrical code repairs that are required to make the property safe and compliant with relevant legislation.
Fixed wire testing, sometimes referred to as hard wire testing, involves the inspection of the circuits within industrial or commercial premises. As part of your EICR, fixed wire testing involves the testing of electrical services and systems that conduct electricity around a building. It covers all of the hard wirings in a building; including items such as the distribution boards, lighting, and sockets outlets.
As part of an EICR, AC Gold Electrical Services offers full quality inspections and carries out all relevant fixed wire testing. This involves performing a series of visual inspections and rigorous electrical tests on all systems in the building; including looking for faults or deviations from the current fixed wire standards.
Our EICR Testing Process
Once testing is completed, we issue your property with the required BS 7671:2018 18th Edition certificates. During the survey, we will carry out an inspection and test of:
- The adequacy of the earthing and bonding.
- Electrical fittings and accessories to Identify any damage.
- The property’s fixed wiring to identify any issues including exposed live wires.
- Any relevant devices for protection against fire and electric shock.
- Any damage or wear and tear that might affect safety.
If the electrical installation has any faults, they will be listed under the section of observations and recommendations and will be given one of the following codes:
- Code one – requires urgent attention
- Code two – requires improvement
- Code three – requires further investigation
- Code four – does not comply with current BS 7671:2018 18th Edition standards
As part of our EICR, we make it our responsibility to make safe any dangerous electrical works that we discover. We also offer a full remedial works quotation for all defaults that are discovered during the survey.
